Luxury marina developments are on the rise worldwide.

Ports of Call

If you are reading this article, chances are you have an interest in waterfront properties—whether to buy, sell or just dream about. Growing in unison with the global megayacht fleet, international marina properties are on the rise. Previewed here are a variety of new marina real estate options ranging from the Sea of Cortez to the Persian Gulf. Adding to their global scope are a host of variables including architectural styles, local color, cuisine and character, as well as amenities and activities. With most properties listed boasting dockage for vessels of at least 115 feet, it’s nice to know the old adage "The world is your oyster" still rings true. A few common themes that run through these developments—world-class spas, in-slip fueling and quayside pedestrian villages—hint that developers are attentive to the preferences of their potential clients. It’s up to you to select Los Cabos for its fabulous sportfishing, the Caribbean for its inherent relaxed atmosphere, New England for its colonial flavor or Dubai for its "bigger is always better" attitude. Settle back on your aft deck, close your eyes and breathe in the sea air as you consider where next to call home.

PORT LOUIS MARINA

As founder of some of the world’s finest luxury vacation destinations, including the worldwide St. James’s Clubs, the Carnegie Club at Skibo Castle in Scotland, Cherokee Plantation in South Carolina and Carnegie Abbey in Rhode Island, Peter de Savary’s name is synonymous with top-level resort clubs. His latest endeavor, Port Louis Marina, is situated on the southern Caribbean island of Grenada and promises everything and more for the yachting lifestyle. De Savary will oversee the $555 million project that will embody in its many facets the warmth, charm and spirit of an authentic, unspoiled paradise. Lying just outside the hurricane belt, with an average daily temperature of 80 degrees Fahrenheit, Port Louis is not a tough sell to those familiar with the caliber of de Savary’s other properties. In addition to reviving a classic, five-star landmark hotel on the property, The Islander (formerly The Santa Maria), the development will encompass several contemporary boutique hotels within the marina village, as well as a spa, luxury homes and condominiums, a yacht club, a social club and a comprehensive marina. When completed in the next three to four years, the new marina will have close to 300 slips for berthing vessels of varying drafts and lengths up to 300 feet. De Savary, who enjoys being ahead of the game, proposes that this West Indian retreat will be tantamount to Saint-Tropez in the fifties, Martha’s Vineyard in the sixties, Costa Smeralda in the seventies and Barbados in the eighties. Misión La Serena is situated on the Sea of Cortez in the master-planned area of Puerto Los Cabos, 20 minutes from an international airport and Cabo San Lucas. Vessels ranging from 30 to 240 feet will be accommodated at Puerto Los Cabos. An additional area designated for local fishermen will have capacity for 150 smaller boats. When finished, the new marina and its authentic markets and retail and restaurant environs will help define the Puerto Los Cabos lifestyle by the sea, offering something for everyone from fishing skiff owners to owners of luxury megayachts. Those keen on fishing take note: The legendary Gordo Banks fishing grounds are an hour closer to Puerto Los Cabos than Cabo San Lucas.

Grand Bahama Island, the Bahamas

Fifty-five miles due east of Palm Beach, Florida, lies Bobby Ginn’s newest resort, Ginn sur Mer. Dominated by the iconic architecture of a 20-story tower, the nearly 2,000-acre property will house a world-class marina, 4,400 condominium and hotel units, and 1,800 additional single-family residential home sites, including waterfront bungalows with private boat slips. Hallmarks of the property will include two signature golf courses accompanied by grand clubhouses, a megayacht marina with 380 slips, a private airport with on-site customs agents, a Monte-Carlo style casino, swimming pavilions and a beach club, and an international salon and spa. Ownership opportunities can be tailored to a variety of needs with custom oceanfront and ocean view condominiums and home sites, as well as a selection of residences along the golf courses and marina fronts. The residential architecture style is described as "European influences melded with a tropical setting creating a design all its own." High ceilings and open balconies will reign. Located along a heavily traveled Florida/Caribbean route, Ginn sur Mer’s megayacht marina is poised to service many of the world’s finest yachts. A Grand Promenade will run alongside the marina, offering visitors and boat owners a pedestrian walkway lined with restaurants and carefully selected shops. One of the development’s most interesting features is a Grand Canal connecting the island complex of homes, beaches, golf courses and marina. The Grand Canal has been envisioned as a way to keep maritime activity flowing through the property as yachts enter and leave, day boats head out to sea and vaporetto shuttle boats carry members and guests from golf courses and beaches to restaurants and gaming tables.

Mallorca, Balearic Islands

A popular port in Palma de Mallorca is undergoing an important expansion for its megayacht clientele. Operated by the marina management company Ocibar (which also manages Ibiza Magna in Ibiza), Port Adriano is stepping it up with the addition of 82 new moorings for yachts between 65 and 200 feet in length. (More than 400 slips already exist, though they are generally for smaller vessels.) Renowned designer Phillipe Starck will be the architect and designer of the commercial area, as well as the common spaces, which will include 8,500 square meters of restaurants, shops and nautical services. In addition, a refit and repair area of 11,200 square meters will be added with a 200-ton Travelift, a greatly enhanced automobile parking area and storage spaces. In-slip fueling is another new facet of Port Adriano’s expansion, as is a sailing school. Construction started this summer and the first new berths should be available by summer 2009. The entire port will be finished the following summer. The lease of the berths (which are for rent or for sale) is set at 30 years, including the construction period. Commercial space will also be available for rent. The MARPOL and ISO 14001- and 9001-certified marina also provides an array of power supply options, fresh and desalinated water, in-slip wastewater disposal, in-slip bilge water disposal, data links (television, Wi-Fi) and a crew rest area. International accessibility and leisure are also at hand, with four golf courses within a five-minute drive, two natural parks at a short distance, Palma’s picturesque North Coast (only accessible by boat) a few miles away and the airport just a 30-minute drive. Port Adriano is also the closest marina to Ibiza.

IGY DUBAI
Dubai, United Arab Emirates

Last December, Island Global Yachting (IGY) and Nakheel (Dubai’s premier property development firm) signed an agreement for the former to design, develop and manage all Nakheel marina properties and developments in Dubai. Signature developments include the Palm Islands, The World and Dubai Waterfront, the largest waterfront development in the world. Four months later, 380 berths sold at Anchor Marina situated on the Palm Jumeirah—a considerable feat given the developmental stage of the facility. If this goes to show one thing, it’s that Dubai is happening. According to CEO of IGY Middle East, Ralf Heron, "IGY sees the success of Anchor Marina as an opportunity to catalyze the development of Dubai in becoming the third most popular warm water port alongside the Caribbean and the Mediterranean." Anchor Marina represents one of a rare handful of marinas on the Palm Jumeirah. With the design process complete, development of the marina is currently under way. The marina’s berths will provide for private yachts between 35 and 100 feet in length, with
amenities including spacious concrete pontoons, LED illumination, underwater lighting, wireless Internet connections and bespoke concierge services. IGY has also been charged with the operation of Dubai’s Festival Marina, located in the heart of the area’s retail resort. Seventy-four permanent berths have been made available with lease times ranging from one day to three years. Accommodations at the custom-designed marina are for vessels ranging from 60 to 115 feet.

FORTY 1º NORTH
Newport, Rhode Island

Along latitude 41° north lies one of the yachting capitals of the world: Newport, Rhode Island. The city’s newest nautical compound combines a state-of-the-art marina, restaurants, retail space and rental suites all at one address. At the heart of Newport on Thames Street, the "campus" boasts a full-service marina and a 200-seat outdoor bar and restaurant called The Grill, which has quickly become one of Newport’s most popular hot-spots. The Grill’s stylish design has been a catalyst for its popularity. A modern take on a classic look, this pavilion-like space is fixed on a pier over the water and replicates the sensation of being on a boat. In addition, there is a nautical retail shop, private event space, an additional restaurant (Christie’s) and four rental suites. The marina’s newly constructed floating docks accommodate vessels from 45 to 250 feet. Recent visitors include the majestic 122-foot Atlantide and Hinckley’s newest launch, the T38R convertible runabout. The marina also offers 480-volt electricity and yacht services such as onboard cleaning, VIP launch, wash-down service and pump-out. Private indoor and outdoor dining, along with shipside dining service, are amenities extended to marina guests as well. Enrollment in Forty 1° North’s Summer Guest Program allows access to the property along with house charging privileges, dinghy dockage and admittance to special events. "The property is exclusive, yet fully accessible to both residents and visitors," says developer George Moore. "We’re thrilled to have the privilege of bringing this outstanding facility to Newport."
